What this category covers

Not full-scale construction — that’s a different ball game with project managers, plans, contracts. This category is the hands-on building work people need around the house and garden:

  • Brick walls and boundary walls — new builds or repairs.
  • Paving — driveways, paths, patios.
  • Small extensions or rooms — granny flats, garden offices.
  • Plastering and rendering — internal or external.
  • Brick repairs — cracks, settlement, water damage.
  • Tile work — outdoor patios, indoor floors.
  • General builders’ labour — mixing, carrying, prep for skilled work.

For most of these, you want a worker (or a small team) who can quote the job and execute it cleanly.

What to check before hiring

Building work is where things go expensively wrong if hired poorly:

  • Previous work. Photos of finished jobs tell you more than words. A garden wall in a portfolio is honest evidence.
  • References. A quick call to someone they’ve worked for catches red flags early.
  • Materials. Are they included in the quote, or supplied by you? Both work — but it must be explicit.
  • The fixed-price quote — anything beyond a day’s work needs a written quote covering labour, materials and timeline.

For anything structural (load-bearing walls, foundations), make sure the worker actually has the right experience — and consider an architect’s input if it’s an extension or major change.

Day rates vs project quotes

Two pricing models, depending on the job:

  • Daily labour rate — for jobs you can’t easily measure (general assistance, mixed work). The worker quotes a day rate based on their skill level and the demands of the job.
  • Project quote — for measurable work (walls, paving, plastering). The worker quotes a total for the job, you pay on completion (or in agreed stages).

Project quotes are safer for both sides on bigger jobs — you know the total, they know they’re getting paid the full amount when done.

Payment in stages — done safely

For longer building jobs, payment in stages is normal:

  • Materials deposit to start (often 30-40%).
  • Stage payments at agreed milestones.
  • Final payment on completion.

The safest way to handle this is with payment held in escrow and released as each stage is completed — both sides know the money is real, both sides know it’s not released until the work is done.
